Growth and new development in Cobbitty

Cobbitty counted 4,206 residents at the 2021 Census, a small number for the area it covers, because much of it is still farmland. Growth is arriving from the north and east. Beyond the Mirvac and AVJennings releases, Camden Council has exhibited a planning proposal for South Creek West Sub-Precinct 5, about 172 hectares that could hold around 2,650 homes along with a school and open space. Lowes Creek Maryland, rezoned in 2021, lies to the north. Expect years of construction traffic and new builds on neighbouring lots.

2021 Census population was 4,206.

The South Creek West Sub-Precinct 5 proposal covers about 172.74 hectares and around 2,650 dwellings.

That proposal was on public exhibition from 27 July to 7 September 2026.

Lowes Creek Maryland to the north was rezoned in July 2021 for up to 7,000 homes.

Building next to an active construction site is a good reason to consider a dilapidation report.
