He was super thorough took 1 plus hour to go through a 2BR property. I did say to please take as much time as required and no need to hurry I'm glad he took the time. Great communication skills also and explained to me on the day a lot of the problem areas or areas of concern. Highly recommended and already forwarded his details to some friends who are in the market to buy.
Immaculate, the concentration and the attention to details is top level. He treat the house as his own, very experience, efficient. He did not work to the time instead check every corner of the house. THANK YOU IBRAHIM.
Very professional and detail focused. Excellent house inspector!
Very professional & friendly attitude. Ibrahim did an excellent job with full attention to detail.
We inspect every estate in Cobbitty 2570 and the surrounding suburbs of Oran Park, Harrington Park, Bringelly, Ellis Lane, Kirkham and Narellan. Our local inspectors are on site in Cobbitty most weeks, so travel never adds to the price.

Use the instant quote online or ring us. The figure depends on the service, the floor area, single or double storey, and for new builds how many stages you want covered. You have the price in writing before anything is booked.
Yes. Most of our Cobbitty work is new two storey homes in the Mirvac Cobbitty and Arcadian Hills releases, but we also inspect established houses and acreage homes for buyers, using AS 4349.1 for those.
Usually within a few working days, sooner when a pour, a plasterer or a settlement date is driving it. Tell us the deadline when you book and we plan around it.
Normally the morning after the visit, often the same evening for a single stage. It comes as a PDF with photographs, locations and the requirement each item falls short of.
If you can only book a few, take frame, lock-up and the handover inspection. Waterproofing is worth adding where you have an upstairs ensuite or a tiled balcony, because both sit over living space.
The principal certifier carries out the critical stage inspections the occupation certificate depends on. That is a compliance check for the certificate, not a defect list written for you, and it does not look at finish or workmanship.
Falls to the outlet, the size and connection of the drain and overflow, the membrane where it is still visible, posts and their support, and balustrade heights. Balcony items come up often on Cobbitty two storey homes.

Yes. We hold a NSW Fair Trading licence and carry professional indemnity and public liability insurance. The licence number appears in the banner on every page.
Under the Home Building Act 1989, major defects carry a six year statutory warranty and other defects two years, both running from completion. Raise it with the builder in writing first, then NSW Fair Trading, then NCAT if needed.
Electrical wiring, gas, plumbing pressure, appliances, pool equipment and anything concealed or unsafe to reach are not inspected. Electrical and gas items need a licensed electrician or gasfitter. The report lists any area we could not get to.
Yes. Oran Park, Harrington Park, Bringelly, Ellis Lane, Kirkham, Narellan and the rest of the Camden area are all within our regular runs.
Send it to your builder or agent as is. If something is unclear, call the inspector who attended. For stage work we can return to confirm items were fixed before the next trade covers them.
