Common building defects in Cobbitty homes

Across our Cobbitty jobs, from lock-up through to handover, the findings fall into three groups. Upper floor items come first in seriousness: balcony roofs on temporary posts, missing window restrictors, balcony drains undersized or not connected. Ground level items come next: brickwork overhanging the slab, cladding too close to soil or cast into concrete, weep holes too low. Then the long tail of finishing work: gaps to external walls, doors binding, poor splashback tiling and rubber window flashings not seated.

Balcony supports, drains and posts recur on Cobbitty two storey homes.

First floor window opening restrictions were missing at fixing stage.

Brick overhang beyond the slab edge was recorded as a major defect at handover.

Cladding clearance to soil and concrete is a frequent external item.

Finishing items such as wall gaps and door binding make up the bulk of most handover lists.

FAQ

Common building defects in Cobbitty homes: common questions

What is the most serious item you see here?

Structural support left temporary, such as a balcony roof on a builder's prop. It must be replaced with the designed support before linings go on.

Are most findings minor?

By count, yes. By consequence, the handful of structural and water items matter far more, which is why they are listed first.

Do the same builders make the same mistakes?

Patterns repeat between jobs, which is why we know where to look on a Cobbitty build.
