Weep holes buried by the garden

The most common termite risk we photograph, and the easiest to fix.

Cobbitty 2570 · 26 August 2026

In short: Weep holes too close to the ground and soil built up against brickwork appear on most building and pest reports we write.

The job a weep hole does

Weep holes let water out of the wall cavity. They need clearance above the ground so they stay open and visible.

What we found

On homes in Casula and Horningsea Park, weep holes sat too close to the ground and soil had built up past the safe clearance. One weep hole was blocked outright.

The termite link

When soil covers the slab edge and weep holes, termites can enter unseen. Clear clearance makes any activity visible.

The fix

Lower the soil or paving, move garden beds back and keep mulch away from the wall.

New Cobbitty homes

The same issue appears at handover, where landscaping and paths go in after the bricklayer has left.

FAQ

Questions Cobbitty owners ask about this

How much clearance is needed?

It depends on the surface and the wall type. The report states the requirement for each location.

Is this a building or pest item?

Both. It appears in the building report as a moisture risk and in the pest report as a conducive condition.

Can I fix it myself?

Usually, by lowering soil or moving garden beds. Paving may need a contractor.

Does it void my termite protection?

It can undermine it. Check the conditions of your termite management system.
